GEtting VA mortgage, qualifications VA loan?

Yes, you can have your girlfriend on a VA mortgage but if she isn't a veteran with VA entitlement, it gets a little complicated.When a military member or veteran wants to bring an unrelated, non-military cosigner, the VA allows this with one major exception.The VA guarantee is limited to the amount of the veteran's interest in the property. What does this mean for you?VA guidelines require that you have enough VA entitlement, down payment, equity or a combination of all 3 to cover 25% of the loan amount. Only the veteran and their spouse can be on a VA loan.. so your girlfriend will be no help.. also understand that VA Does not lend money.. they only insure loan against default.. The lenders, or those with the $$$ will often times have their own guidelines above and beyond VA.. it's these "overlay's" that will require minimum credit score.. for most it's 640 or above, but there are lenders who will go lower but be prepared.. the lower the acceptable credit score, the more strict the guidelines, and few that apply actually get approved.. The best advice I can give you is to contact a LOCAL mortgage broker and apply with them. By applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with numerous lenders, seeking out the best loan terms for your particular scenario. Because he has lower overhead, he can offer you lower rates and lower fees than most of the larger lenders.. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. The VA doesn't do loans. The VA only issues insurance on loans. While the VA puts out a set of guidelines on what the loan will need to get insurance, each lender can add their own overlays to the basic VA guidelines. Most lenders will provide loans with a 620 or higher score. Next, in theory, you do NOT have to be married to use your girlfriend on the loan, BUT, the rules for using a non-married co-applicant are so rigid that no lender offers it. I have seen as low as 550, but you really need to be married unless she has VA eligibility as well. it gets way to complicated and I have been doing this for almost 15 years and never heard of anyone closing a VA loan that way...
