Can a non occupying co borrower gift 5% on a conventional?

Generally yes, in some cases the occupying borrwer may also have to contribute 5% of his own funds, but now always. We represent about 35-lenders and the requirments vary by lender and loan program. Yes, but with Fannie Mae the occupying borrower has to be able to qualify for the mortgage on their own. With Freddie Mac the occupying borrower does not have to qualify on their own, but has to have 5% of their own funds along with any gift from the non-occupant co-borrower.
