quit claim or other option to get my ex husband off the mortgage?

he no longer lives in the house and we were divorced officially last year. i do not receive alimony or anything from him - all house payments are made by me. i've been reading about how to get him off the mortgage and have seen a lot about quit claims. is this the best route? and the quickest? by parson.colleen632... from Crofton, Maryland. Depending on your current loan it may be easier to just refinance the loan into your name only. He would have to sign some documentation but the entire loan and home would be in your possession.

The quit claim deed will take him off the title but not the mortgage. You'll need to refinance the present mortgage into a new mortgage under just your name

A quitclaim deed will only remove him from the ownership title (he would have to sign this, you can't remove him). One possible option would be, if your divorce judge removed him from the mortgage, that would require the mortgage company to remove him. Not one time in a thousand does this happen. You will need to qualify on your own, and refinance.

Quit claims do not remove him from the mortgage, it removes him from the deed to the house only.. Your divorce decree should have addressed your joint property. If you want him off the mortgage, you will have to refinance or somehow pay off the loan. To remove him from the DEED, he will have to sign. ..
