My wife and I are going to refinance our house within the next few years but I purchased the home before we got married. Is there some process by which my wife's name can be added to ownership of the property? How would I go about doing that? The deed to the home is separate from the note.. You can add anyone you wish to the deed so long as you are also still listed on the deed.. So, you don't necessarily have to refinance to add your new spouse to the "ownership" of the property.. If you do a joint mortgage, then yes.. She can be added assuming your going conventional financing.. If you have an FHA loan, and you streamline refinance, then you cannot add her.. You can still refinance through FHA, you just cannot do a streamline and add her.. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. An attorney can prepare a new deed for you where you add her name and when you refinance the property both of you can apply for the loan as husband and wife.
Hello and good afternoon. If you refinanced in the state of TX your wife's name would be added to the vesting on the title putting her in ownership to the house if you were to refinance as TX is a community property state. As far as adding her to the loan it is no problem. If you were trying to streamline refinance it may create a challenge, but a traditional refinance would be no problem provided she would qualify.
