There is no limit to how many times you can refinance.. However lenders will often times not allow you to refinance until you have made a minimum amount of payments (usually 6 payments).. And the costs associated with the loan must be paid back within so many months assuming it's a rate and term refinance.. as far as a cash out refinance.. You have to be within the Loan to Value limits set by the lender and you must have made a minimum amount of payments on the existing loan to qualify.. if it passes the Net tangilble worksheet sniff test then you should be fine...meaning breaking even in 4 yrs or less...I would look to break even in less than 2 years unless you KNOW you are staying in the home for 5 yrs plus
