remodeled without permits

I'm trying to purchase a home with several room additions that was built without permits, will i have any problems buying the house or will this somehow affect the appraisal amount in a negative way? by HFarns_740_281 from Vallejo, California. Aug 23rd 2012 Reply

LOL, yeah, this is a big issue and there is almost no way it will go undetected either...find another home to buy.

It really depends on when the additions were done.. in some areas, if the home is 100 years old, and the additions were done 40 years ago prior to computer systems, then it's assumed you won't find permits.. if however the home is newer and there was additions done without permits, and the appraiser notes that on the appraisal, you will have a big problem.. Really hard to hide these additions.. Appraiser are trained in finding them.. And lenders don't like to lend on properties that have not been inspected to adhere to uniform building codes.. Maybe... but this does burn people on occasion. There are many factors that come into play. City, State, Local rules, individual appraisers, the work done, and more. I've been in residential lender here in MN for 20-years. With thousands of closed loans under my belt, I would have to believe a fair percentage of my transactions had work done without permits, and I can only remember one instance of this being an issue. Finally, there is not much you can do at this point except to go forward and see what happens.

Yes you are going to have major problems. THe appraiser basically has to consider those rooms as not part of the house and the lender if you have one will likely not want to lend on the property at all.
