Second quote consequences?

My family is applying for a VA home loan after some setbacks to our credit. We are pre-approved and our application is now with underwriters. We have an agent who works with us and he recommends that we seek more than one mortgage quote so we can choose the best one. I was shocked to know that we got denied on our second quote despite being on top of our obligations as of late. Will this denial influence our other loan application? I hope I didn’t ruin our chances on a loan by getting a second quote. by mwilson545 from Jacksonville, Georgia. Dec 17th 2021 Reply

You didn't hurt anything by doing a second application. It is completely fine shopping around for a lender, but once you have a successful offer and the file goes to full underwriting, the time for shopping is long past. With that said, while a VA loan is a VA loan no matter where you go, and the underwriting guidelines are the same, you don't get a VA loan from the VA. You get it from the lender. Most lenders add the own rules on top of basic VA guidelines. The most common one is a credit score overlay. So if you have weak credit, it is completely possible lender B said no because of your credit score while lender A might say OK. Finally, I can not emphasize this enough. Everyone out there needs to do themselves a HUGE favor. DO NOT take mortgage financing advice from a Real Estate Agent! While they may be trying to be helpful, they are the wrong person. You don't get medical advice for your car mechanic, and don't take mortgage advice from agents. Talk to a local mortgage broker in your area. I lend for all loans, including VA loans in MN WI IA ND SD. I can be found at VAMortgageMN.com - Cambria Mortgage, NMLS 274132
