Seller paid downpayment?

My wife and I are currently in the beginning stages of the home buying process, we are now searching for mortgages to see how much we qualify for. We have little available for down payment so a mortgage broker is telling me that seller paid down payments are becoming popular and we should look into it. Is this true? How does it work? Unless this is something that just came out, I'm am not aware of any seller paid down payment programs. There are some non profit companies that can GIFT the money to you, but depending on your loan product, you may or may not be able to use it. The federal government handed out a bunch of money to help major cities move their inventories of bank owned foreclosed homes. These funds were handed out to the individual cities and counties, and each one had the option to come up with their own program. So depending on where the home is, and how much, if any of these funds are available, will determine if this will work for you.. but I'm a bit confused.. if your Mortgage Broker is telling you about seller paid down payments, cant he advise you on how to do it, or at least give you an example??? At the current time, seller paid downpayment is not available....though many of us in finance and real estate would like to see the option brought back. As William has stated, there are DPA (down payment assist) programs are available; however, the income and qualifying requirements are very specific. Talk with your local HUD certified housing counseling non-profit to determine if any of your local programs would work for you.
