That should be enough to meet VA guidelines. The only thing you can do to make sure is to obtain your VA Certificate of Eligibility. Most VA lenders can get one in a few minutes for you. Contact a local mortgage broker and find out. In MN or WI, I can do that for you. www.VA-IRRRL-Loan-MN.com
