Should both husband and wife be on the mortgage because both husband and wife will be on the deed?

Not necessarily.. If one person (husband or wife) can qualify on their own without using the other's income, then you could have one person on the loan, and then once the loan closes, you can add the spouse to the deed.. But if you cannot qualify without both incomes, then both must be on the mortgage.. I'm a Broker here in Scottsdale AZ and I only lend in Arizona.
