You would need a 12 month clean mortgage history. If you had a rolling 30 day late than it would be only considered 1x30. Ginna,Some lenders will allow you to refinance with an FHA streamline but you must be current at the time of your application. i recommend calling around your local lenders and asking them. It is possible but you need to find the right lender.

Ginna- There are exceptions that sometimes are made to allow for your scenario with a very good reason as to why the payment was late in April of this year. You will have to wait till Feb, 2012 to apply, assuming your payments are current and no additional late payments.
