I'm in a tight spot because I locked my rate and submitted my application but thanks to some spotty underwriting, and going back and forth between which programs I can do (something I thought would not be so obscure), I just don't trust these people know what they're doing. Hi Kalina, sorry you are having issues with your current lender. Depending on if it will be messy or not to change lenders at this time will depend on what part of the process you and your lender are in and how close your loan commitment deadline is on your purchase contract. It looks like you have answers from experienced mortgage brokers and bankers in Colorado that might assist you in making the decision about whether or not to makea change in lenders. It is never an easy one but you may need to make the change as you have felt prompted to put out this effort at getting help! I Many timesI got the opportunity to take over a loan in the middle of the process with another lender and bring the new loan to funding on time. I wish you well!
Because of the mortgage crisis, the entire lending process has become much more complicated, and even the most competent lenders can sometimes come off as if they are dropping the ball, so I would first discuss things with your current lender to see if there are ways around your issues.. Whether or not you an get out of it depends on what type of loan your doing and how far along you are it the process.. if your purchasing a home and you have a deadline, then you're far better off leaving things in place. By switching lenders, you will have problems with the transferring of the appraisal, so it's possible you might need to pay for another one.. also, all the paperwork you singed will have to be redone,and all the supporting documentation will need to be provided to the new lender.. and then once all this is done, it goes to processing and then underwriting.. There's no way anyone can do this in 1 to 2 weeks.. most will take 3 to 4 weeks.. and that's assuming everything goes smoothly.. if there are any issues with the property, borrower, or appraisal, then it can delay things even further. However, if you're simply doing a refinance, and there is no real deadline.. then yes, you can change lenders, but all the issues I just noted will still apply.. Hi Kalina there is no issue of canceling your loan and going elsewhere if it is a FHA loan a appraisal has been completed that appraisal can be assigned to the new lender if a conventional appraisal then you will have to buy another.
