Unless you move into the house immediately and purchase it as YOUR primary residence, you cannot use VA benefits to co sign for someone else... .. Your son can use your VA loan benefit. You would have to be purchasing the home as your primary residence. If you are going to be living in the home within a few years anyway you may want to consider just moving in right away and purchasing it under your name.
The VA loan is for veterans to use to purchase a home to live in. As others have stated, you must move into the home as your primary residence. You can add your son to title, and he can live there also.
