I am currently living ina house that is owned by 2 friends that have divorced. The husband has remarried and his new wife wants the house gone... They are willing to sell it to me (First time buyer) for the amount owed but my credit score is too low. We are all veterans. My company, NRL Mortgage, can do FHA and VA loans with credit scores down to a 560 anywhere in Texas. A VA Loan will let you finance 100% of the purchase price, so it would probably be a good fit. Visit my profile for contact information.
too much info missing.. what's the score? 680 is low for some folks.. while 400 is low for others.. most lenders want to see a 640 or above, however there are lenders out there that will go as low as 500. the guidelines are real strict, and most who qualify don't get approved, but there are lenders out there willing to do them... in reality, your better off taking a few months and work on improving your credit score. If you can get it above 640, then you will have endless options available to you.. Another question would be "Why"?? Why is your score low.. since it take more than a credit score to get approved for a mortgage, the lender will look at your credit to see if you have any BK's, Foreclosures, Judgments, Tax Liens, Unpaid Student Loans, etc.. even if your score was over 700, these items could prevent you from getting approved.. The best advice I can give you is to contact a LOCAL mortgage broker and apply with them. Do not use the local "Big" bank, or one of those 50 states internet lenders or nationwide lenders...By applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with numerous lenders, seeking out the best loan terms for your particular scenario. Because he has lower overhead, he can offer you lower rates and lower fees than most of the larger lenders.. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. The only thing you can do is work towards increasing your credit scores ... what are the scores?
The question here is what is too low? If you were told NO by one loan officer doesn't necessarily mean you are disqualifed. Call one of the Lender411 loan officers that can do VA loans in Texas.
Take over payments and move into the house, while you work on your credit and debt load.
