I bought my home in 2012, got married in 2017 and now looking to refinance. My husband has a better credit score and higher income too. the problem is that we were told we'd have to use my credit score because of the waiting requirement for my hubby to be on the title. Why is that since we've been married for years? by fviegas47 from Kersey, Colorado. Sep 10th 2020
Hello there. I am happy to help. Call me at 720-670-0124 kay, You are staying on title and we are adding him, then there is no seasoning. I am happy to help.
There appears to be a misunderstanding as to what the issue is. Married or not, there is no waiting period or vesting requirements to use his score. The issue is actually that underwriting requirements today dictate that the loan will be underwritten and the approval and pricing based on the borrower in the transaction with the lowest middle credit score, so adding your husband (with the higher credit score) will not improve the transactions score as yours will still be the lowest. However, adding his income could significantly improve the ratios making for a better transaction. ~ Bert Carpenter, The LoansA2z Team of NEXA Mortgage ~ NMLS 40586 ~ Licensed in Arizona, California, Georgia, Oregon, and Washington.
