We are finally applying for a VA loan after some pretty awful years where we have taken hard hits on our credit. We got a pre approval and underwriters are looking at our documents at the moment. We tried with our bank as a second quote but we got denied. Will our bank’s denial affect our current application with our lender? It shouldn't. VA has their own requirements, but as you learned, many banks have tighter guidelines (we call them lender overlays) that may often result in a decline when a Mortgage lender that specializes in VA loan products may still approve. Your current lender will likely question why you applied at the other bank. The good news is that no, the 2nd quote will have no bearing on the first quote. Understand you don't get a VA loan from the VA, you get it from lenders who underwrite to VA guidelines. While all VA lenders start with the VA underwriting guidelines, some lenders add additional requirements to the basic requirements, while others don't. The most common lender overlay is credit score. For example, VA technically allows you to have a pretty low credit score, but most lenders won't go below about 600. I lend in MN WI IA ND SD.
