We own a home in GA but rent it due to work move, can we refinance?

Assuming you meant that you currently live abroad, you would need to adequately document your income. But yes, you can refinance your GA home. If you last closed on the mortgage for that property prior to June 2009, you may also be able to take advantage of the HARP refinance. To clarify, we own home in GA and now rent it to a family because of work move and bad housing market. Can we refinance?

This property is an Investment Property now subject to being refinanced as such. You can refinance but will need to really make a full application. Dear Mattca,If your home in Georgia has a FHA loan and you show the rental property on your tax returns you may be eligible to do a FHA Streamline Refinance. FHA allows the refinance of primary residence turned rental property with some restrictions. I have done a few of these loan recently in NC and SC(the two states I am licensed in.) I am not licensed in GA so you would have to contact someone who is licensed there and give them the details for eligibility.If the home is not secured by an FHA loan, it would need to be refinanced as an investment property. As long as your income is US currency, and you meet the guidelines of the particular loan then you will be ok.

Yes, that is possible depending on your qualifications, when the current mortgage was done and possibly whether you have any equity in the home.

Yes. Nothing prevents you from refinancing just because it is now a rental property. Normal lending guidelines will apply...
