I have been a stay at home mom for the last 10 years. I just got a divorce and need to find a home for my son and my self. The settlement from the divorce and child support should be a nice amount to make payments with. I am currently lookign for full time work, but nothing secure yet. Aside from the amount you will receive from the divorce settlement, it will be important for you to at least have a job offer in place. Even though your first pay check, or two, is all that should be required, you may find lenders asking you to be "back in the work force" for a minimum of 6 months. Depending on the income/down payment you have, you may want to look into a State Housing Authority Loan, as well; here in Utah, recently divorced parents automatically qualify for this special first time homebuyer program...I believe California has a similar program.
