You are going to have to be more specific than that.. the property spec's are long.. railings are required since that has to do with safety.. and as far as siding goes.. it doesn't have to be perfect, but it must be functional.. meaning it must be doing with siding is intended to do.. if it has broken pieces and holes in it. then it's possible the appraiser will require that it be corrected. When it comes to buying a home and using conforming financing, the appraiser will do his inspections based on the requirements for the loan product you are using.. in your scenario, USDA.. He/she will inspect the home based on USDA guidelines.. if there are any issues, he will make his appraisal "Subject To" the property deficiencies being corrected.. The seller will need to make their decision at that time.. either fix the property deficiencies, or the financing does not go through.
