Too many unknowns, Giovanni. When are you closing, what type of property (condo?), loan amount, 30 year mortgage or shorter? How much do you want to pay in closing costs? Even having these answers there are other unknowns as you might qualify for certain loan programs where the rate might be different. Your 690 score will make the rate a bit worse than if it were over 20-740 - possibly as much as 0.25. Rates also are subject to change at any time based on market conditions. Even with all these considerations, it would likely still be under 5% today (APR also at or below 5%), how much more will be based on the details.

I estimate it would be LOW.. If your looking for a more accurate number, then you need to do it the old fashioned way and pick up the phone, and call a LOCAL mortgage broker and apply with them. This way, there's no guessing. Looking to an internet post for an important financial decision should not be something you should rely on.. your just setting yourself up for disappointment, and any loan officer with any integrity would never quote you based on the limited information you provided.. Do not use the local "Big" bank, or one of those 50 states internet lenders or nationwide lenders...By applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with numerous lenders, seeking out the best loan terms for your particular scenario. Because he has lower overhead, he can offer you lower rates and lower fees than most of the larger lenders.. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. If you or someone you know is looking for financing options, feel free to contact me or pass along my information. William J.
