You would qualify for a home based on the debt ratio requirements. It is always best to take an applicaiton and very the income. You did not disclosed how much down payment you have; but at the minimun down payment of 3.5% of the purchase price of 210,000 you can qualify for an FHA loan. This loan is perfect for first time buyers that have the lowest down payment and has easy loan guidelines to follow. But if you have more down payment you can look at other conventional loan programs that can help you even to pay your loan faster if your income can remain at the same level and your debt can be brought down for the next 15 years. Based on the information you provided, you and your wife should easily qualify for a new mortgage. There are a number of programs for first time homeowners. FHA is by far the most common loan used by first time buyers because of their lower down payment requirements. Also, because they are government guaranteed, their pricing is generally better for someone not willing or able to put 20% down. My advice is to contact a local Mortgage Banker/Broker (like me), rather than one of the big banks. Unlike a bank employee, who is most likely just an order taker, a Mortgage Broker/Banker is Trained, Tested and Licensed (like me) in all aspects of Mortgage Origination.
