More info needed.. Also, what do you mean by "construction loan".. Some people who buy a tract home where a builder has several models to choose from, then this type of home purchase is usually paid for by the contractor/home builder.. they collect a deposit from you, and 9 to 12 months later, you apply for a mortgage and move in.. Under this scenario, it's not really a construction loan, but it's often confused with a construction loan.. But a true construction loan is where you buy a lot and build a "one off" custom home. and for this type of loan it's much more difficult to qualify for.. Since construction loans are a "non-conforming" loan product, meaning, there is no standardized set of guidelines for borrower qualification, then each lender offering construction loans will have different minimum credit score requirements.. But in general, expect the qualification to be much higher since the lender is taking a much greater risk. They are committing to lending you hundreds of thousands of dollars based on a valuation that you wont know until nearly a year later when you then have to then apply for a mortgage to pay off the construction loan. Understand that within that year, lots of things can change.. market declines, you lose your job, get sick or injured, or fall into some sort of a hardship where you can no longer qualify for the mortgage.. Now the lender is stuck having to foreclose.. so because of these scenarios (which were very much prevalent during the housing crash of 2007) lenders have become gun shy and have raised their minimum standards for construction loan qualifying.. this all being said, stop surfing the internet, and pick up your phone and call a local mortgage broker.. within 10 minutes, they can tell you if your scenario meets eligibility requirements..
