FHA requires 3.5%, however you have other options.. Here in AZ, we have several programs that can help you with the down payment requirements, and one programs allows you to only bring in 1/2% down. That's $500 on a $100,000 home.. .. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. Hi Maria,Yes the minimum down payment for FHA is 3.5%, however the Home Plus is available to some buyers who meet certain income requirements. It is adminsitered by the AZ Housing Finance Authority,and they can provide a grant of up to 4% of the loan amount. That means you may be able to cover the full down payment, plus have some grant money available to cover a portion of the closing costs. If you can get the seller to pay settlement fees, you can potentially come in with no down payment. There are limited number of Mortgage Banks that can adminsiter this program, and we are one of the approved banks. I am in Lake Havasu City, but can do loans throughout Arizona. The minimum, as others have stated is 3.50%. But that 3.5% can come from you, a gift from a blood relative, a community or state assistance program, or a combination of any of them. In MN here, I for example have a few different assistance programs that will allow you to use an FHA loan and have as little as $1,000 out of your pocket.

$100 if you purchase a HUD foreclosed home that you can find on the www.HUDhomestore.com; otherwise, 3.5% is the mandatory required down payment on the standard FHA insured home loan.
