VA and USDA are the only true "Zero Down" loans currently available.. FHA had a $100 down program on select properties, but that program has since ended.. HomePath offers 3% down on select homes, and then there's FHA.. 3.5% down.. (which can be gifted)... a long time ago in a far away land, there were Down Payment Assistance (DPA) programs out there where nonprofit organizations would "Gift" you the down payment, or Lend you the down payment with zero interest, and no payments.. But even those fairy tale loans are now a thing of the past.. There are other creative ways to get the required funds necessary.. if you're interested, just give me a call.. For zero down loans, you have four options. #1, VA, which requires you to be a veteran with VA loan eligibility; #2, USDA, which requires you to buy a home in a USDA designated area; #3, Mom (or a rich uncle); and #4 is an FHA loan with the 3.5% down payment gifted from Mom (or a rich uncle). Actually, the gift can from almost any family member, and they don't have to be rich, just have the funds they are gifting readily available from a source that does not include borrowing it. You can see if you qualify for a USDA loan that is 100% financing but the property has to be in a USDA area.

Through research, I've found that Arizona has what they call the MRB PLUS Program through the Arizona Housing Finance Authority. You can see more about it by going to http://www.azhousing.gov/ShowPage.aspx?ID=385&CID=18 Copy and paste the link. It will also give you a list of participating lenders and looks like it can be used in all counties except Maricopa and Pima. It looks like they will contribute 5% of the purchase price toward down payment and/or closing costs. There are certain restrictions which you can read about on the page.
