Where to find the best rates

Almost without fail, your big aggregate sites like the one you mention are paid advertising sites, usually posting rates that even God could not actually get. Most of these are really "best liar" versus "best rate" - Contact one or two mortgage brokers in your area. You'll be way better off than that way than searching aggregate sites.
