Most banks are now offering Equity Lines and Equity Loans to 85% and some to 90%. Check with your local Mortgage Banker/Broker or a local community bank, rather than the large national ones. ~ Bert Carpenter, The LoansA2z team of NOVA Home Loans ~ NMLS 40586 ~ Licensed in Arizona (AZLO0911876 / AZBK0902429), Washington (WALO40586 / WACL3087) and California (CADOC40586 / CAFLL6036566). Hi Leah, for a home equity line of credit or 2nd mortgage you will most likely receive better terms with a local bank or credit union. There are many that now offer up to 90% or 89.99% loan to value. So I would do some calling around to some local banks and credit unions and see who will offer you your best options. If you do have equity in your property you may also want to look at doing a cash out refinance on your 1st mortgage. With a 1st mortgage I would contact a local mortgage broker or mortgage lender since they will be able to offer you more options for a 1st mortgage than a bank or credit union. Best wishes, Sean
