If your wife's income Is not needed, leave her off the loan, and add her to the property title after the loan closes.
Yes.. Loan pricing is based on the LOWEST mid score of ALL borrowers. so by adding your wife to the loan, you will be priced based on a 610 credit score.. if you have enough income, or you don't need your wife's income to qualify, then your better off applying on your own.. Yes, your wife's credit will affect your interest rate and more than likely will disqualify you for a mortgage. The only reason borrower's would need a co-signor is either to qualify for a higher sale price or to help someone's credit.
Hi Harold, yes your wife's credit score will affect the pricing for the interest rate, but as long as her credit looks good beyond the score you can still get a VA loan up to 100% financing with a 610.
