Will I be able to get a loan that closes quickly?

As a self employed owner of a cleaning company, my income has been growing steadily since 2020. I have been paying my monthly rent on time for the past 20 years. I have good credit and low DTI. I have enough for a downpayment of at least 10% on a $350k home. In my area, there are homes that are available cheap but they need some work.
