It is very possible. I have closed some loans recently with a very similar scenerio from the one that you explained above. We will just need to add in your mom's credit, income and debt including any mortgage(s) that she currently has with your same info. That is the best use of a family member to co-sign for you, a debt ratio that's too high. Go for it. And you will be eligible for the entire $8,000 if the selling price of the house you are buying is high enough. The interest rate you will get isn't any higher either because of needing a co-signer. Without seeing the actual numbers, it is rather difficult to make the call. However, I recently closed a deal with a high debt ratio. Have you been denied a loan recently by a bank such as Chase ,Wells Fargo or Bank Of America or had you apply for a F.H.A loan ?? Also using your mother as a co-signor and applying for the first time home buyer credit can all be done together ...
