Depends on the loan type applying for. For example, that scores gets you the best rates available on an FHA loan... but that score would cost you about .25% higher interest rate on a conventional loan
Larry is correct, it will depend on the loan program. However, I work with all of my clients to increase their score while we work on the financing for their home. If it will get you a better rate, the score increase only has to occur before we close, not before you apply. A better credit score can help you get a better interest rate on a loan. Speak with a local mortgage broker to determine what credit score you need to get the best rate with the different loan programs you are considering. Interest rates are likely to continue rising this year, so you will also want to keep that in mind.
No.. a 695 is a good score and the loan pricing adjustments for not having the preferred 740 or above score is very minimal. You could wait to improve your score, which could be done in as little as 30-45 days, or as long as 6 months.. meanwhile rates are on the rise, so the potential minimal adjustment you save by having a higher score is shadowed by the fact that rates will be higher, as well as overall home prices.. so in reality there is no need to wait.. go get pre approved and purchase your new home.. As others are saying a better score is never a bad thing, it makes the approval process a little easier and can mean a slightly better interest rate. However, if that means waiting another couple months it is also possible rates could be higher then and you'd see little or no benefit. If you are ready to move forward, do it!
