This shouldn't pose too big of a problem. If the transaction has already closed escrow, it is likely the Title company would have obtained an AKA statement. This is a document that references variations in a person's name. That and his Social Security Number which is tied to the loan should help avoid the confusion. However, going forward, he needs to be specific in making sure lenders acknowledge his legal name is Sam and not Samuel to prevent this from happening.
