zoned agricultural home loan?

We have been prequalified for a mortgage....however, we have since learned that the property is zoned agricultural. It is a farmette on 10 acres, clean and green in Pennsylvania. We have no plans of farming the land, 8 acres is leased out to the adjacent farmer for corn. Because the property is agricultural, the loan we are prequalified for is not permited. Can you suggest any lenders who will extend a rural home mortgage, zoned agricultural? Any suggestions would be helpful. by mulber_457_932 from Elizabethtown, Pennsylvania. Oct 10th 2011 Reply

FHA VA Conventional, and USDA, all state that the property has to be 2.5 Acres or less. You could get the property rezoned, or divided, but your best bet is to get with a local Mortgage Broker, not a Banker, and see what finance programs he can come up with.. he might have a portfolio lender that is familiar with your particular scenario and have a specific loan product for you.. Since the land is zoned agricultural and 8 acres is used for that purpose, you would either need to find a local bank who is willing to finance the property based on their intimate knowledge of local property values. Otherwise, you could call your regional USDA office and let them know you would like to find a local lender who can facilitate a Farmers Home Administration (FmHA) Guaranteed Rural Housing (GRH) loan. You are collecting rent on acreage for growing crops. Thereby, this is a working farm. Look up agri lenders in your area to see what they can do for you. .... Happy funding, Rudi
