In today's ever changing environment, noone seems to be talking much about the "No Cost" loan options available to us. With interest rates as low as they are AND property values declining, this is the perfect time to have loans with no costs as to not increase the balance any higher than necessary.

Banks/Lenders/Brokers are paid premiums when they sell your loans. These premiums are usually substantial enough to offset most, if not all, of your closing costs (Escrows and Interest are not considered closing costs since you already pay those). If a broker or lender tells you that they are not able to offer No Cost loans, call me right away. I always have NO COST options available.
