Stated Income Home Loans
Stated Income loans for O/O and/or N/O/O properties are still available for the Self Employed or W-2 applicants that are credit worthy with sufficient reserves down payments and/or equity whose bottom line "documented" income is insufficient to meet the revised underwriting standards of majority of the lenders today. Numerous Fixed and ARM loan programs are available up to 70% of the value or purchase price with rates starting in the high two's and fixed in mid fours.
Non owner occupied properties up to 60% with rates starting in the fives including but not limited to cash out transactions. EZ Doc HELOC's are also available to 60% with rates in the low sixes with draws of up to 10 years and additional 15 years amortization schedules.
Private capital / hard money loans that are not credit driven are also available with rates starting in the high sevens.
